Casa Singerna
The villa has been converted from a 300-year-old stone barn. Although it has come a long way from its humble beginnings, original features have been retained and materials reused wherever possible to preserve its original character - chestnut beamed ceiling, hand-made pianelle ceiling tiles, cut stone door and window surrounds, wrought iron railings and hardware.
The interior boasts high ceilings and open spaces filled with natural light. Windows are generous, and afford sweeping views of the surrounding countryside that are never short of breathtaking. Mature oak trees surround the house and provide welcome shade on hot summer days.
The design, restoration and selection of materials were overseen personally by the owners who took a hands-on approach to the project and did a lot of the actual work, from the reclaiming of ceiling tiles to the building and installation of windows and doors. Casa Singerna has been carefully finished by hand, and it is this resulting individuality that lends the building its specific character.
The house is on 2 levels and is positioned on a hillock so that both floors have ground level access. The main entrance is on the upper level from the front terrace and parking area. On this upper level occupying the four corners of the house are four bedrooms. The remaining bedroom is on the lower floor with direct access to the rear terrace. Rooms upstairs radiate off of a central hallway with an impressive four-meter high chestnut beamed and terra cotta tiled ceiling. Furnishing and decorating has been executed with taste throughout the house in a style that is casual and uncluttered. All bedrooms have hand made beds of wood or wrought iron furnished with comfortable firm mattresses, tasteful furniture and some beautiful antiques. The bathrooms are spacious and offer good natural light.
The open plan space on the lower floor serves as dining area, sitting room and kitchen. The focus of the room is on the grand archway with glass doors that frames a view of the lake. A long, sturdy, hand-made table of chestnut wood with seating for 10+ is well positioned to enjoy the view. Sofas and chairs in the opposite corner surround a wood-burning stove. The kitchen is fully equipped for preparing and serving, and features top of the line stainless steel appliances and a granite work surface. Arched glass doors lead to the spacious rear terrace paved in stone and tile. Ample seating on wooden chairs is provided for outdoor dining in the shade of an oak tree and for enjoying the fabulous view of the lake and surrounding countryside. There is a 2nd refrigerator, a dishwasher to free you from washing up, and a washing machine for your private use. There is also a BBQ on the back terrace.

Palazzo Ferretti has a lovely apartment (about XVIII-XIX century) in downtown, at Via del Paduletto 12, the small street between Via del Teatro and Via della Fontanella.
Palazzo Ferretti has a nice garden. The area has traffic limitations and it is very quiet.
The apartment is very well equipped, and have a communal garden and a private parking: a nice garden within the historical centre is very rare and appreciated by wealthy tourists and artists.
The apartment is very close to the Cathedral square, the railway station, the bus station, the internet point, the restaurants and the commercial area.
The apartment has washing machine, safe, steam iron, ironing board, free-to-view satellite TV set. The kitchen is very comfortable and it is fully equipped: microwave, fridge, freezer, dishwasher, etc. The garden is about 200 square meters, and it has sunbeds, tables, chairs, sun-umbrellas, etc.

Pietrasanta has a lot of historical monuments, such as "Rocca di Sala" (XIV century), San Martinos Cathedral (XIV), SantAgostinos church (XIV century), Tower of the Hours (XVI), Rocchetta Arrighina (XIV century), Fonte del Marzocco (XVI century), Column of Liberty (XVI century) and the monument to Leopoldo II (XIX century), as well as many modern art works, thanks to a long list of international artists that live or work there, such as Yan Kasuda, Fernando Botero, Michel Folon, Adam, Bloc, Cascella, Cesar, Consagra, Ipousteguy, Igor Mitoraj, Murabito, G. Pomodoro and L. Tommasi.
If you do not have a car, you can use the train or the bus to visit the surrounding towns. If you rent a bike, there is a good bike path (very safe even for children) from Pietrasanta downtown to Marina di Pietrasanta (seaside), and from there towards Forte dei Marmi (North) and towards Lido di Camaiore-Viareggio (South). You could be interested in shopping in the main streets of Pietrasanta (the pedestrian one and the surrounding streets), and I suggest the open market in Forte dei Marmi on Wednesday morning (its one of the best open market in Tuscany, as far as shoes and clothing are concerned).

History
Villa Pandolfinis foundations date back to 1200. The original use of the palace was a hunting residence for the elite Florentine Gentile.
The origin of the Pandolfini was near Ponte A Signa and from ancient times they owned this villa and the other villa called on the Arno known as La Torre (the tower) that even today conserves the aspects of a 1300s walled castle.
Agnolo di Filippo, great friend of Cosimo de Medici and admired by Leon Battista Alberti, tired and old retired in the villa of Ponte A Signa for 12 years, here he wrote the brilliant dialogues of the governing of the family and died at 86 years of age in 1446.
In 1434 the formers wealthy nephew Battista di Pandolfini returned in patria from Naples and gave the initial magnificent architecture to his villa at Ponte A Signa, honoured by the king of France Carlo VIII on the 13th of November 1495. Pandolfini has been engraved with the date 1488 which is believed to be the date of the full restoration of this antique palace. The linear and harmonious architecture, the beautiful loggia, richly carved windows, the perfect sculpture of the stonework , reflects the work of the famous Bendedetto da Rovezzano. King Carlo VIII of France visited the castle from childhood. Since the 14th century nothing was changed or hardly confirmed by Giuseppe Zocchi.
At the beginning of the 18th century the Pandolfini sold their antique villa to the family Samminiatelli which immediately resold the villa to the De Prat exiled from France after the revolution.
In one of the living rooms, like the others, the 800 style frescoes ornate the room and hung on one of the walls is a large oil painting of the Marchis Francesco De Prat in his white and red uniform that is narrating to his son the episode of July 14 1790, whilst serving as naval commander, and his meeting with the king Luigi XIV also present is his wife dressed in satin who seated watches over us. Today all three rest in the chapel constructed by Filippo Pandolfini. Other guests included Napoleon Bonaparte.

Half way between the medieval walls of Monteriggioni and the wonderful city of Siena (in 10 minutes distance from each other), is located the property The Well. It is a big house of hunting lodge of the 15th century, to which a Chapel in the 18th and other out-buildings in the 19th century have been annexed.
Vines and olive trees, cypresses, firs, planets, ilexes are around the property for about 14 hectares.
Place of peace and meditation, rich of colours and strong feelings.
Some agricultural annexes have been recently restored to become beautiful stone houses.
The property consists of an independent stone house (Villetta) and two apartments about 50 metres away in a larger building nearby where the farm-workers live.
They all enjoy complete independance and privacy, and have a beautiful panorama over the vineyards and the woods that cover the nearby hill. Villetta has large, private external areas, with a big, covered veranda where you can always dine outside.
It has been recently renovated and furnished with good-quality pieces. The two apartments have also been furnished with accuracy, and they can all be booked together to create a single unit for 17 people, and in this way you can have exclusive use of all the outside areas including the pool, which has been created in a panoramic area nearby a very attractive artificial lake.

The property
Half way between the medieval walls of Monteriggioni and the wonderful city of Siena (in 10 minutes distance from each other), is located the property The Well. It is a big house of hunting lodge of the 15th century, to which a Chapel in the 18th and other out-buildings in the 19th century have been annexed.
Vines and olive trees, cypresses, firs, planets, ilexes are around the property for about 14 hectares.
Place of peace and meditation, rich of colours and strong feelings.
Some agricultural annexes have been recently restored to become beautiful stone houses.
The property consists of an independent stone house (Villetta) and two apartments about 50 metres away in a larger building nearby where the farm-workers live.
They all enjoy complete independance and privacy, and have a beautiful panorama over the vineyards and the woods that cover the nearby hill. Villetta has large, private external areas, with a big, covered veranda where you can always dine outside.
It has been recently renovated and furnished with good-quality pieces. The two apartments have also been furnished with accuracy, and they can all be booked together to create a single unit for 17 people, and in this way you can have exclusive use of all the outside areas including the pool, which has been created in a panoramic area nearby a very attractive artificial lake.
The swimming pool is beside the small ducks' lake and the gazebos cover small tables and chairs for pleasant breakfasts in the shadow.
A small jogging path runs in the large property through the scents of the nature.

Apartment GRAPPOLO for 4 people
Il Grappolo is suitable for 4 people. It has two bedrooms: the first one with a double bed and the other one with a comfortable double sofa bed (for just 2 people this room becomes a comfortable lounge).
The double sofa bed can be converted into twin beds on request. The private ground floor entrance, up a few steps from the drive, leads into the kitchen/living room with table and chairs and satellite television.
The kitchen is fully equipped with microwave, kettle, table and chairs, refrigerator, stove, washbasin, toaster, American coffee machine, espresso coffee, dishes, glasses, cups, cutlery, complete set of saucepans, cooker, hob.
Off this on either side are the two bedrooms and en suite shower rooms.
There is a pergola a few metres from the apartment, by the swimming pool.

Location
The local village of Monterchi is in the historic and desirable S.E. corner of Tuscany near the border with Umbria and is therefore an ideal location for visiting the key attractions of both regions: Arezzo 20 mins, Cortona 35 mins, Perugia and Gubbio 40 mins, Assisi: 45 mins, Florence, Siena, San Gimignagno: 1 hour. Within easy reach of several international and budget line airports and motorway routes.
The Gardens and Situation
The gardens and grounds have been professionally landscaped and contain planting typical of Tuscany. Trees include some very old pines and almonds, cypresses, olives, acacias, oaks, figs and lemons in terracotta pots. There are box, lavender and rosemary hedges. The terraces have pergolas covered in vines, wisteria, Chilean bell-flowers, and roses climb on the house walls. A wisteria entwined tiled loggia provides a shady retreat and alternative place to dine. The tranquil sound of running water is provided by a fountain.
Although private and peaceful, Fontemaggio (the name translates as 'spring that arises in May')is not remote. It is well placed to either luxuriate in the excellent cuisine and wines of the region or take trips to the historical and cultural sites of both Tuscany and Umbria. The timeless hill top village of Lippiano, crowned by the castle that can be viewed from Fontemaggio, may be walked to for breakfast or a drink at the friendly bar. 3km away, the local hilltop walled village of Monterchi, a tiny triangle of medieval perfection, with its intriguing arches and alleyways, is Roman in origin. It is the birthplace of the mother of the famous Renaissance artist Piero della Francesca. His fresco the Madonna del Parto can be seen in the old schoolhouse museum. The landscape that appears in Piero's works is clearly recognisable in the views around Fontemaggio.
You will find the local community in Monterchi welcoming and friendly, particularly at the general store which sells all the essentials. There are a post office, bars and good restaurants serving local specialities. There is a market on Sunday mornings and in the summer there are delightful outdoor concerts in the garden of the museum. Florence, Siena, Cortona, Arezzo, Assisi, Perugia, Gubbio are all within easy reach.

Tabernacle on the back of Palazzo Arrighetti
This tabernacle dates back to the 17th century and presents a beautiful fresco of the late 14th century of a Madonna and Child attributed to Lippo di Benivieni. The awkward shape of the fresco is maybe due to the fact that the Palazzo was restored in the 17th century and most part of the original fresco was lost. What remained of the original fresco was placed in the shrine as we see it today.
